Replacing the 'Furnace' in your unit (Fan Coil Unit (FCU))

In each of our units a 'furnace' or HVAC closet exists with the heart of our personal heating and cooling. It is is called a Fan Coil Unit or FCU.
These units circulate air around the unit and through a radiator fin stack to heat or cool the air in our units.

In late 2022 and early 2023 the replacement of original construction FCUs started to be recommended.
The majority of the FCUs in the building are from original construction. They have experienced galvanic corrosion which weakens the water lines through the radiator coil.
If you see a large amount of white spots on the pipes running through the fin stack of your FCU, then consider replacement.

One resident had over a dozen companies come through and selected the most inexpensive company, Metro Air, now Hero.
They completed a bulk replacement program on a number of units within the building and are familiar with the buildings systems.
It is highly recommended that you evaluate alternate companies in addition as products and companies change over time.

Important things to keep in mind when replacing your FCU:
Your thermostat will need to be replaced if you have the building original round Honeywell mercury switch thermostat.
Make sure that your new thermostat has fan speed control and it is wired to your new FCU to enable fan control. Older units did not have fan control on the thermostat, only via a hi/med/low dial on the FCU in the HVAC closet.
